The Challenge

At The Vue, one of JVM’s resort-style communities in Overland Park, Kansas, the team faced a common obstacle: engaging prospective renters. The property needed leasing momentum. However, it was clear that trying to capture people’s attention and spark excitement through traditional methods of communication just wasn’t cutting it.

It was a dual-sided dilemma. Scheduling conflicts and location limitations created barriers to offering in-person tours, but trying to cut through the noise of a crowded inbox often meant that leasing team emails were getting lost, overlooked, or ignored.

It’s a fact that following up with prospective renters is always a challenge — balancing personalization, timing, and property promotion in a single message is no easy feat. Yet, prospects simply weren’t responding. 

Heather Sapp, Senior Regional Manager at JVM Realty, articulated the challenge like this: “We’re committed to illustrating our community’s welcoming and neighborly vibe to prospects who can’t tour in person or match our schedules, so we needed to find a way to show this online.” 

So, whether it was dealing with prospects who couldn’t visit in person or struggling to connect in the follow-up phase, their onsite and corporate team both realized it was time to think outside the box. 

They needed a way to create a more seamless, flexible experience. And Kadi Mancuso Rice, Vice President of Marketing and Sales for JVM Realty, knew exactly who to turn to for a solution.

The Solution

Enter Realync. Kadi had experience using Realync in a former role, so she recognized immediately the opportunity to create a more engaging and scalable solution using video content. And once they brought the solution onboard, the leasing team at The Vue helped them quickly see the value. 

Leigh Lyman, a Leasing and Marketing Associate with JVM Realty, readily adopted the solution and began using personalized Realync videos in her follow-up emails to stand out from competitors, engage prospects at the right time, and close leases quickly.

“My prospects weren’t responding to my emails,” said Leigh. “So I had this idea of sending them follow-up emails with videos to give them a ‘sneak peek’ of their potential floorplans.”

Using Realync helped them re-engage unresponsive leads and made a lasting impression. Ninety-nine percent of renters say they want to see the exact unit they’ll rent. So while phone calls are still part of the appointment scheduling process, Realync’s video tools have given their onsite teams the ability to expand engagement by sending videos of their units, which spark excitement ahead of a prospect’s visit. 

“It’s an innovative tactic that goes beyond the industry norm for engaging prospects, and I’m thrilled that we’re setting the standard in our market by leveraging Realync,” said Heather.

Simultaneously, JVM implemented Realync’s Virtual Self-Guided Tours. In doing so, National Leasing and Marketing Manager Bri Dinwiddie led a fast-paced, two-month initiative to capture, edit, and upload video content for all 23 of their properties, including The Vue, to give prospects the ability to explore communities at their convenience — day or night, before or after hours.

And with Realync’s Analytics Dashboard, JVM gained valuable insights into video performance, helping both corporate leaders and onsite teams better understand prospect behavior and refine their approach.

The Outcome

At the property level, having a personalized video strategy proved highly effective — four leases were signed in a single week as a direct result of using Realync video in email communication.

“I’ve been thrilled with the responses I get from prospects when I send them Realync videos,” said Leigh. “Realync sends real-time notifications when prospects watch a video; it's fantastic and lets me know they’re genuinely interested!”

But the Realync impact extends beyond just one property. JVM now utilizes Realync videos portfolio-wide to engage prospects and residents throughout the entire lifecycle. 

Within two months, The Vue alone had 167 unique video viewers, and across JVM’s entire portfolio, that view count was 4,254. These efforts not only drove leases but also empowered teams to showcase their communities creatively and independently.
